Concept Design
1. Discovery Call
We begin with an introductory meeting to learn more about you and your project. During this call, we review photos and discuss general project details. Based on this information, we provide a preliminary scope of work and design estimate. Once approved, we schedule an on-site consultation.
2. On-Site Measurement & Consultation
We visit your space to take measurements and walk through the project with you. This is an opportunity to explore design ideas while gaining a deeper understanding of your budget, style, needs, and inspiration.
3. Design Concepts & Layout Proposals
We develop and present preliminary design concepts and layout options for your review and feedback.
4. Preliminary Feasibility Assessment
Once a concept is selected, we collaborate with general contractors and relevant trades to evaluate feasibility and establish a preliminary construction budget.
Design Development
5. Final Design & 3D Modeling
After you select a general contractor, we finalize the design and create detailed 3D renderings to help you fully visualize the space.
6. Materials & Finishes Selection
All materials and finishes are curated and presented for your approval.
Note: Vendor quotations (e.g., custom millwork, countertops, mirrors, etc.) are handled during the project management phase.
7. Sample Board Presentation
We present a physical or digital sample board showcasing the selected materials and finishes to ensure everything aligns with your vision.
8. Construction Drawings
We prepare detailed construction drawings—including elevations, lighting plans, and millwork specifications—so your contractor can execute the project accurately.

9. Construction & Execution
We oversee demolition and construction, conducting site visits at key stages to ensure quality and progress.
10. Design Verification & Adjustments
After demolition, we review site conditions and make any necessary adjustments to the design.
11. Sourcing & Procurement
We assist with sourcing and coordinating all required materials. Long-lead items may be ordered in advance to keep the project on schedule.
12. Final Walkthrough & Completion
We complete a final walkthrough with you to address any outstanding details and ensure everything meets expectations before project completion.
*Project management services are included in our management fee when 11 North Construction is selected as the contractor for your project.
